However, we are committed to taking the weight and stress off our clients.   <\/p>\n\n\n\n<p>Below there is information regarding our fees.  These will all be subject to VAT currently 20%, in addition some disbursements may have VAT, and some not, and we will inform you of this, once we have details of your transactions.<\/p>\n\n\n\n<p><\/p>\n\n\n\n<p>Timescale Key Stages<\/p>\n\n\n\n<p>The stages in a sale or purchase will be:<\/p>\n\n\n\n<ol><li>Instructions received.<\/li><li>Searches applied for, or title documents applied for dependent on whether a sale or purchase.<\/li><li>Contract and supporting documentation sent out or received, <\/li><li>Exchange of Contracts (when deposit is paid).<\/li><li>Completion.<\/li><li>Registration or discharge of mortgage.<\/li><\/ol>\n\n\n\n<p>Timescales<\/p>\n\n\n\n<p>Naturally, it is difficult to give an idea of the timeframes as this will be particular to your own transaction, however we will do everything we can to fit in with your preferred timeframe.<\/p>\n\n\n\n<p>\n<strong>Property\nSale:<\/strong><\/p>\n\n\n\n<p>\nIf\nyou are selling a property, please just e-mail us your agreed sale\nprice, and the type of property you are selling, and we can take it\nfrom there for you, giving you a full quote prior to the commencement\nof work.  \n<\/p>\n\n\n\n<p>\nYou\nwill also be liable for your own Estate Agents fees, (if you have\ninstructed one) but we can settle their fees for you directly from\nyour sale proceeds.  We will also redeem any mortgages on the\nproperty at completion from the sale proceeds.<\/p>\n\n\n\n<p>\nWhen\nselling a property, the disbursements are usually quite low.  The\nonly disbursements that are usually charged will be for Land Registry\ncopy documents, i.e. the title itself, with colour plan, and any\ndocuments listed on the title that the purchaser\u2019s solicitor may\nrequire. By way of estimate, these disbursements usually do not go\nabove \u00a325.00.<\/p>\n\n\n\n<p>\nIf\nthere is a mortgage on your property, there will be a CHAPs charge of\n\u00a340.00 plus VAT.  This is to cover the bank charge made in redeeming\nyour mortgage directly to your mortgage provider.  Any other CHAPs\npayments that are necessary for your sale are also charged at \u00a340.00\nplus VAT.<\/p>\n\n\n\n<p> Our fees for the legal work for the sale itself (which include taking your instructions and advising you throughout, obtaining your title deeds and documents, checking these and preparing the draft contract, submitting the same to the purchaser\u2019s solicitors replying to their preliminary enquiries, obtaining your signature to the contract as approved and effecting exchange of contracts, deducing title and answering requisitions thereof, approving draft transfer, obtaining your execution thereof and finally completing the matter including all incidental formalities, correspondence and attendances) are calculated on the property value, and would by way of estimate be 0.03% of the property price plus VAT (currently at 20%).  However, please do contact us as quotes are tailored to each and every transaction, and will be dependent on whether the property is freehold, leasehold etc.  There are always varying factors to be taken into consideration for each individual transaction.<\/p>\n\n\n\n<p>\n<strong>Property\nPurchase:<\/strong><\/p>\n\n\n\n<p>\nIf\nyou are buying a property, please just e-mail us your agreed purchase\nprice, and the type of property you are buying, and we can take it\nfrom there for you, giving you a full quote prior to the commencement\nof work.  \n<\/p>\n\n\n\n<p>\nWith\nregards to a property purchase, we will need you to confirm if it is\na freehold or leasehold and whether you are obtaining a mortgage to\nassist with your purchase.  Confirmation as to whether it will be\nyour primary principal residence, or is a first time purchase will\nalso need to be confirmed as do remember with the latest legalisation\non Stamp Duty in that prices have risen with regards to buy to let\npurchases, and dropped for first time buyers.<\/p>\n\n\n\n<p>\nWhen\npurchasing a property, the disbursements can be quite high\n(especially when taking into account Stamp Duty). To assist, please\nsee the disbursements as set out below:<\/p>\n\n\n\n<p>\nStamp\nDuty<\/p>\n\n\n\n<p>\nYou\nwill be advised on the specific amount payable for your transaction. \nWe will also lodge the Stamp Duty Land Tax Return with the Inland\nRevenue, and pay the requisite tax due on completion of your\npurchase. The Land Registry\u2019s fees are set our\nbelow.  There are two prices payable one for an application through\nthe Land Registry Portal (the lower amount) and one for applications\nnot made through the Portal (higher amount). However, the Bankruptcy  Search\nis only required if a mortgage is being obtained.<\/p>\n\n\n\n<p>\nSearches\nwill be required for your intended property, so the Solicitor can\nreport to you on these, as well as the title.<\/p>\n\n\n\n<p>\nThe\nexact figures will be given to you for your particular transaction,\nas they are based on the property location itself.  However, the\nSearches are broken down as follows as the fees for these are usually\naround \u00a3250.00.<\/p>\n\n\n\n<p>\nWater\n&amp; Drainage<\/p>\n\n\n\n<p>\nLocal<\/p>\n\n\n\n<p>\nEnvironmental\n\n<\/p>\n\n\n\n<p>\nChancel<\/p>\n\n\n\n<p>\nOur\nfees for the legal works for the purchase itself (which include\ntaking your instructions and advising you throughout, making all\nnecessary searches and preliminary enquiries, advising you on the\nterms of the draft contract and obtaining your approval and\nsignatures thereto, effecting exchange of contracts, investigating\ntitle and making requisitions thereon, preparing draft transfer,\nengrossing the same and obtaining your execution thereof and finally\ncompleting the matter including all formalities, correspondence and\nattendances incidental thereto.  Effecting registration of your title\nto the property at H.M. Land Registry including preparation of\napplication for registration and supporting certificate, making copy\nconveyance and certifying the same, preparing all other accompanying\ndocuments, lodging same and dealing with all Land Registry\nrequirements in connection therewith) are calculated on the property\nvalue, and would by way of estimate be 0.03% of the property price\nplus VAT.
